In 1834 it was sold by the executors of his estate to Philo D. Bates. Philo Bates, nephew and son-in-law of Augustus Bates, was in 1827 Captain of William Chisholm's ship, The Telegraph. He also captained other ships and owned 84 acres of land at Port Nelson. According to Turcotte, Memories of Pioneer Days, p. 29, when Theodore, a cousin of Philo, immigrated to Upper Canada, they entered an agreement stipulating that Theodore could cut, saw, and sell timber from Philo's property at Port Nelson; that Philo could keep enough timber to build a pier; and that Theodore's enterprise should not interfere with the selling of lots in the village of Port Nelson. In 1840 Philo Bates sold Lot 3 to Gilbert Davis, who transferred it back to him in 1844. Plan 45, the Village of Port Nelson, surveyed by Thomas Blyth, was registered in 1869. In 1876 William Bunston, acting under power of attorney, sold Lot 3 to John Waldie, then active in the timbering business. Waldie sold it in the same year to Jeremiah Lane, a carpenter who in 1867 had built his own house, now 2357 Lakeshore Road, at the east side of Green Street. In 1897 it passed to John Lane; in 1904 to George Irving. The house was built in 1917 for George Irving. 1919 Sewerage Plan: George Murison [sic], Lot 3 on west side of Green Street. 1919 Voters List: William Summers, Plumber, Lot 3, Green. 1922 Telephone Dirctory: W.
