Lot 42 & other land was acquired in 1882 by Charles Robinson Smith, who sold this lot and other land in 1890 (or 1884?) to Robert John Allen. He built or perhaps rebuilt the house now occupied by his grand-daughter (1406 Ontario Street) and in circa 1914 he built this house. 1915 Voters List: R. J. Allen, MW, Lot 61, 34 Burlington 1928 (January) Burlington Directory: R. J. Allen, Carpenter, 34 Burlington ave 1932 Burlington Directory: R. J. Allen, 34 Burlington; also W. P. & Wanda McClennon (?), Owners, 34 Burlington; R. F. & Alice Vallance, Tenants, 34 Burlington It was rented to various tenants until 1946, when the executors of his estate sold it to Lillian Adelaide McIlwain, a piano teacher. In 1968 it was sold to Willy and Erma Kjarsgaard, who made numerous changes to the interior and exterior. Mr Kjarsgaard with his son Eric was in the home improvement business, having started Danica Cabinets in Hamilton in 1960. The Kjarsgaards sold the renovated house in 1971 to Victor and Helen Maskell. The present owners Mark & Mary Henderson purchased it in 1984. ARCHITECTURE: A one-and-a-half storey bungalow built in vernacular Craftsman style, with rug brick laid in a running bond on the first level. The gable ends and the hipped-roof front dormer are clad with cedar shingles (originally asphalt shingles). The roof has a bell-cast flare and extends to cover a full front verandah. A shallow arched cornice supported by two massive brick pillars extends the full length of the verandah. The projecting Craftsman-style eaves have exposed decorative scroll-cut raftertails on both the verandah overhang and the front dormer. ENVIRONMENT: The house makes a strong contribution to the heritage character of Burlington Avenue. Because it is visible from Ontario Street, and because it complements its neighbouring house at 1406 Ontario Street in its style and materials, it also contributes to this very significant heritage streetscape. Hager Creek runs through the back garden. The recent landscaping of this garden, in the spirit of the Arts and Crafts movement, greatly enhances the relationship between the house and its setting. This private garden is not visible from the street, and so the benefits are restricted to the property owners and their immediate neighbours. USABILITY: The house has been renovated and upgraded for contemporary residential use. There is no garage. INTEGRITY: Between 1968 and 1971, a number of ill-advised alterations were made: All but four small windows were replaced with sliders of inferior construction; some of the windows were relocated or filled in. A photograph of 1959 shows the exterior front elevation before these changes. The front door was replaced and the characteristic Craftsman-style brick and concrete detail by the front steps was removed. When the present owners began to add a rear addition in 1988, they also replaced the unsuitable windows with wood sash windows with muntins in Craftsman style and proportions. The addition itself in its roofline, proportions, details and materials, complements and enhances the original structure. This restoration - renovation was recognized with a Heritage Award in 1993. The house has been re-roofed in 1993 and is well maintained. The present owners intend further modifications to the rear addition, which will not affect the reasons for designation. They also intend to restore some more of the original windows, presently covered over, to replace the front entrance door, and to replicate the Craftsman-style front steps. EVALUATION: B, \"of importance\", worthy of designation at the owners' request. SUMMARY REASONS FOR DESIGNATION: Built circa 1914 by Robert John Allen, this Craftsman-style bungalow makes a strong contribution to the heritage character of both Burlington Avenue and Ontario Street. The recent renovation of the house and the landscaping of the garden by Hager Creek both demonstrate how a property's heritage value may be enhanced by attention to historic materials and craftsmanship.
