June 24, 1931  Mr. Juan Venegas  Guadalajara, Jal. Mex.  My Dear Dad:  I write the present letter only to very affectionately felicitate you on this your feast day and  surely as well your birthday. How many? In spite of the difficulties of life, it appears short as we  grow old. I sometimes feel I am a young boy but when  I see myself in the mirror I convince myself that not in vain have I lived 33 years.  Our excuse for not remembering you sooner is that besides taking care of the store we also take  care of many children and a few other preoccupations that never fail and memory loss that comes  with age.  Lola and the children wish you a lifetime of happiness and that your life be prolonged for many  years so that maybe we will see each other again. I often think of the possibility of moving to  someplace in Mexico so we can see each other often, but the truth is that so much is said about  the bad situation that prevails over there that I do not feel like moving just yet especially without  having sufficient funds. So how are things over there? Is business moving or is it worse than the  '26? Has the value of property changed? Has it gone down? And what about the land?  Trino Álvarez has two houses here that must be worth about $4,000 dollars and he would like to  exchange them for El Ingenio [a ranch] but I believe that he wants me to continue paying about  one thousand dollars that he still owes, what do you think? I believe they would produce about  $40 dollars monthly in rent, which is about $100 in pesos. Apparently one of Trino's brothers  wants to return to Mexico and they already know those lands. Trino says that if his work here  comes to an end he also will return.  I am greatly demoralized with respect to the lands for it is so true what is said that: \"what is  yours you and the others like......\" That fellow is giving us a deaf ear and hasn't given a single  cent and he's been there almost two years. Now he says that if I am in so much need of money  that he will loan me one thousand pesos for five years if I leave him the proceeds of the ranch as  interest. Isn’t that something? To end this one I let you know that according to Lola your gift will  be Communions received next Sunday by Lola, Miguel, Ricardo and from the one who writes  this one.  With my most affectionate regards for my mom whom I hope to God has been well, and for each  one of my brothers and sisters, your son says good-bye and asks for your blessing.
